TERMS:
 
10% down the day of the auction.  Buyer(s) shall sign a real estate contract requiring the balance to be paid by certified funds payable to Hoover Real Estate Trust Account on November 3, 2003.  Owners shall pay real estate taxes due Fall 2003 & Spring/Fall 2004.  Buyer(s) shall take immediate possession of the timber/pasture land and possession of the tillable land shall be on closing, subject to Tenant's rights, which shall terminate at the end of the 2003 crop year on February 28, 2004.  Buyer(s) shall have the right to enter the property after the fall harvest for the purpose of fall tillage.
