NEW REVISED TERMS:
The property will be offered in 3 individual surveyed
tracts. Bidding will commence on a per acre price times the gross surveyed
acres. The highest bidder will be offered his choice of the 3 tracts, a
combination of the tracts or all 3 tracts. If the highest bidder does not take
all 3 tracts, bidding will then commence on the remaining property & the highest
bidder will be offered his choice of the unsold tracts or all remaining unsold
tracts. This procedure will continue until all 3 tracts are sold. Each sale
will be final and sold tracts will not be again offered in any other
combination. Tracts will be sold to the highest
bidder with no reserved bid. 10% down payment will be required
the day of the auction & Buyer(s) shall sign a real estate contract requiring the
balance to be paid by Certified Funds at closing on or before
June 30th, 2005. Buyer(s) to receive cash rent on closing in the amount of
$125/tillable acre for the 2005 crop year. Possession shall be on closing,
