TERMS:
 
10% down the day of the auction.  Buyer(s) shall sign a real estate contract requiring the balance to be paid on September 30, 2002.  The Buyer(s) will be credited toward purchase price at closing 5 month rent in the amount of $7,917.00.  Possession shall be on settlement, subject to Tenant’s rights, which shall terminate at the end of the 2002 crop year.  Seller shall pay real estate taxes pro-rated to closing date.  If the successful bidder opts to rent the additional 233 acres more or less of land they will pay 10% of the total lease amount on the day of the sale and sign a 3 year written lease with the remaining balance of the rent due on or before March 1st of each year.  Announcements made the day of the sale shall supercede any previous information.  Hoover Real Estate Co., its affiliated licensees, and the Auctioneer represent the Owners exclusively in this real estate auction.
